		<description>Great article.  Some people think that property management is the easiest thing in the world.  Boy are they wrong.  I have been doing it 7 years and love it.  The hardest part of property managment is actually sticking to the lease.  It can be hard at times to get all those late fees and such but it has to be done!</description>

My first recommendation for getting new contracts would be to market your own sphere of influence; they are the ones who want to see you succeed.  Secondly, I would market to local real estate agencies in your areas.   You can tell them that you are a &#039;Plan B&#039; for homes that wont sell.  Just be careful though, you don&#039;t want to get mixed up with owners who are distressed or are close to ruin.  Lastly, I would focus on homes close to where you live and get your title company to give you a list of &#039;non-owner occupied&#039; homes in your area.

I hope that give you a good start and if you have any ideas yourself, I&#039;d be glad to hear them!

4.  It also works as a lead capture tool where I get their email and phone so that I can call back if I have another property that works for them.</description>
